Property is undoubtedly the best investment there is! You use mainly OPM (Other People’s Money) to buy something that everyone wants, that has historically doubled in value every 7-10 years, AND your tenant pays the mortgage for you!
At first glance, it could hardly be better.
However, if you’ve invested in property already, or if you’re just starting to research it now, you’ll certainly have found that nothing is quite as straightforward as it seems.
For a start, property is expensive. The average house in the UK is now around £170,000.
Then for a Buy-to-Let Mortgage, you need a 15% deposit which, for an average property, is £25,500. How many of those lumps do you have lying around under the bed?
If you are intending to buy-to-let, then the rent has to be at least 125% of the monthly mortgage payments, otherwise the lender will just send you packing. This is known as rental coverage, and can be a real pain when putting deals together.
If you pass all the lender tests, then you need to find, vet and install a tenant – or pay an agent to do it for you. And while that’s happening, you have several weeks, or months, where YOU are paying the mortgage. That’s negative cashflow!
If you get past these hurdles, you’ll then find that rental yields are low – typically around 5-6% right now, and that’s gross. Take off all your costs, and you’re left with peanuts. So much for the dream of leaving the rat race behind!
Then you have the possibility of problem tenants, unexpected repairs to the property, void periods where the property is empty, evicting non-paying tenants, and so on and so on.
And what’s the housing market going to do over the next few years? How far will interest rates rise? What does the future hold???
It’s hardly surprising that many smaller property investors are now leaving the market. Yields have dropped, the hassle factor hasn’t, and they’re figuring, let’s just drop the cash in an online bank account for a similar yield and be done with it.

For a start, let’s go through all the difficulties we looked at right at the start.
Property is Expensive
Using The ULTIMATE Property Investment Strategy, you will never again pay full price for a property (and you’ll soon wonder why anyone does!) Getting a 10-15% discount is simple – the Property Bargains Bulletin is full of such deals – and 20%+ is certainly achievable. I’ve done it myself, many times over.

You Need a 15% Deposit
Not if you use my strategy! No money down (NMD) deals used to be considered almost mythological beings, and many people questioned their very existence. I can assure you, though, that I do property deals all the time that cost me no money at all!
You Need 125% Rental Coverage
This issue remains, but it’s there for your own protection. After all, what’s the point of buying a property that you have to subsidise out of your own pocket? However, we will be discussing a couple of creative ways to massage the figures if you do need a deal to stack up. This is ONLY recommended if you’re buying to sell, though – otherwise, you’re just shooting yourself in the foot!
Low Rental Yields
You can work out the rental yield as a percentage by taking the gross yearly rent, dividing it by the value of the property, and multiplying your answer by 100. If it’s less than 5%, you may as well stick your money in a bank! Of course, then you miss out on future capital growth, but lets not get too complicated here!

Problem Tenants?
Highly unlikely, as the strategy almost guarantees your tenants will give you no problems at all.
Unexpected Repairs

Void Periods
Highly unlikely – the longer your tenant is with you, the more likely he or she is to stay for the arranged period.
Evictions

Now, do you recall earlier when I said that this strategy spits out CASH at at least three different points in the process? Well, perhaps now you can see where those points might be.
If not, I will reveal everything on the day. For the purposes of this letter, I’m keeping the first ‘cash point’ a secret.
I can tell you that the second point is every month your tenant is with you between purchase and sale – and we’re not talking the odd few quid here, either, but significant sums that will make a difference to your life, month after month, as passive income.
And the third point, of course, is at the point of sale, where your guaranteed, locked-in profit is released back out of the property and drops straight into your bank account.

** Assuming that you continue to buy one property a month, while at the same time selling one a month after holding each one for a year, then your monthly income will top out at £1,800 from a constant 12 properties.

If you keep this one-a-month pace up, then the income steadies out at this point. But over £350,000 a year would make quite a difference to your lifestyle, wouldn’t it? (And don’t worry – I’m not going to tell you what sort of a lifestyle this sort of money can open up for you. I know you can think that one through for yourself).
Now you can see the sort of money we’re talking about, you can also see how significant your tax savings are going to be – right?
